Llanelli Eastern Gateway

Clarkebond was commissioned to provide full engineering support on the redevelopment of the Eastern Quarter of Llanelli, a site covering 4.5 acres. Historically the site included a car park, a bus station, derelict properties and waste ground.

Clarkebond’s brief includes geo environmental investigations, drainage design, structural designs and highway engineering solutions. Due to drainage issues being experienced by Welsh Water and the under capacity of the sewerage treatment works we proposed that the combined drainage system be split with an alternative discharge sought for the surface water run-off. SUDS solutions were adopted and a new gravity discharge constructed, to the river Lleidi. This solution overcame a major planning constraint to the whole development area.

The £14m development part of a £60m scheme at Upper Park Street and Island Place includes a 53-bedroom hotel, six screen cinema, 21,000 sq ft offices for Carmarthenshire County Council, 3 restaurants, 2 bars, convenience store, and 7 other retail units. Several streets of derelict properties were demolished to make way for the complex. The scheme also involved the replacement and relocation of the town centre bus station together with 239 car parking spaces.
