Sinkholes, springs and steep slopes – all in a day’s work for resi developer team!

As developers strive to keep pace with housing demand in the Southwest, even the most challenging sites are being brought forward for development.

Clarkebond’s specialist residential development teams in Bristol and Exeter are currently providing their engineering expertise in a range of disciplines for developers on well over 1500 units across the South and South West. The homes range from large, detached, high end properties to social housing developments and single bespoke houses and are being developed on sites which have a range of issues including: steep slopes, sink holes, artesian water pressure, running sand, noise, contamination,  ancient services, flood risk, historic mine shafts and restricted access.

One such challenging site is a former holiday campsite in Brixham which is currently being developed by Bloor Homes. Clarkebond has provided detailed foundation designs and structural checks on the first phase of a 200 unit development on the site of a former holiday camp to support a detailed planning application which has now been approved. The site features a number of deep dissolution filled voids in the limestone. Following a careful testing and probing operation, Clarkebond have avoided costly deep foundations and have designed reinforced concrete foundations to bridge the subterranean features.

Clarkebond is currently providing civil and structural engineering services including Section 278, highways and foundation design, planning condition clearance services, flood risk assessment, ground investigations, drainage design, resident engineer and project management services and traffic assessments for a number of developers. Sites currently being developed include a site at Baltic Wharf, Totnes, Devon where large retaining walls have been designed by Clarkebond to maximise the value of the development. Other include sites at Topsham, Exeter; Modbury, Devon; Pinhoe, Exeter, Lyme Regis, Dorset; Wimborne, Dorset; Minchinhampton, Gloucestershire and Borley Green in Reading.
