Plans approved for residential development in AONB

Chipping Norton Football Club is to get its new and long-awaited clubhouse as part of a development in an Area of Outstanding Natural Beauty that will include 228 houses, footpath, cycleway and landscaping.

Clarkebond is providing detailed civil engineering services on the scheme which has received detailed planning permission and has now gone into detailed design.  The plans include the demolition of the existing clubhouse and construction of 228 new houses with around 90 being ‘affordable’ homes.

In line with West Oxfordshire District Council’s sustainability targets, Clarkebond’s designs include best practice use of Sustainable Urban Drainage (SUDS) with permeable paving on side roads and all surface water drainage going to either communal or individual soakaways.

As the development is situated on a site with varying gradients from 1:12 to 1:25 and variable ground conditions across the site, extensive infiltration tests have been carried out to determine the best place for the soakaways to be sited. Clarkebond is also designing footpath improvements, alterations to existing highways and speed limit reductions under Section 278 works, in order to facilitate a new safer pedestrian and cyclist access to the existing rugby club and skate park.

Clarkebond also provided a range of pre-planning services to support the scheme including flood risk assessment, drainage strategy, geo-environmental services, utility advice, travel plan and a transport assessment to obtain the detail planning permission.
