Michelmores Property Award Winner 2018
Having worked on this challenging project from start to finish, Clarkebond engineers were delighted to hear that Redcliffe Parade, Bristol, had been named the winner of the 2018 Michelmores Property Awards, Residential Category (35 units and under).
The Michelmores Property Awards showcase and celebrate the very best of the South West region’s projects, buildings and businesses, recognising both commercial and residential projects of all shapes and sizes across ten categories.
Although modest in terms of number of residential units (16 apartments), the engineering challenges on the project were substantial!
“Converting old buildings is never quite as straightforward as designing new,” comments Clarkebond’s project structural engineer, Richard Pearce, “and this one was no exception.”
Built in the 1780s and converted from residential use to offices in the ‘70s, the six town houses had listed status which meant a lot of conservation issues to consider. There were lath and plaster ceilings and plaster cornices to preserve, brick vaulted ceilings in the basement that couldn’t be compromised and as much of the original building materials as possible had to be retained. As a consequence of an unstable party wall, Clarkebond engineers had to amend the foundation designs to eliminate undermining of the wall. Two gable walls needed to be tied together, and floors had to be strengthened. Clarkebond designed and oversaw the usual ground investigations but unusually also had to assess the vertical and lateral extents of the underlying Redcliffe Caves and their proximity to, and implications for, new foundations.
Additional challenges were posed by working with adjoining buildings of different ages, materials and construction type and the unusual beam and block floor slab in the newer building meant services had to be worked around to avoid the beams.
Richard adds; “It’s always gratifying to see our hard work and expertise recognised by awards such as this.”
